What is the Ontario New Home HST Rebate?

How the HST Rebate is Calculated: 4 Scenarios Explained
The rebate depends on the builder’s list price (purchase price). Let’s look at the four possible scenarios:
- For Homes Priced Under $368,200
- Formula: Base Price = Purchase Price ÷ 1.052
- HST Payable: Base Price × 13%
- Federal Rebate: (Base Price × 5%) × 36%
- Provincial Rebate: (Base Price × 8%) × 75%
Example:
- Purchase Price: $325,000
- Base Price: $325,000 ÷ 1.052 = $308,935.36
- Total HST: $308,935.36 × 13% = $40,161.60
- Federal Rebate: $5,560.84
- Provincial Rebate: $18,536.12
- For Homes Priced Between $368,200 and $424,850
- Formula: Base Price = (Purchase Price + 28,350) ÷ 1.133
- Additional conditions affect the federal rebate calculation.
- For Homes Priced Between $424,850 and $484,500
- Formula: Base Price = (Purchase Price + 52,350) ÷ 1.193
- Maximum provincial rebate: $24,000. Federal rebate starts to reduce as the price nears $450,000.
- For Homes Priced Over $484,500
- Formula: Base Price = (Purchase Price + 24,000) ÷ 1.13
- No federal rebate is available. The provincial rebate is capped at $24,000.
